Description

The Swallows is a fine example of one of the most popular house types with homeowners and rental guests alike. Located in an enviable position facing west over Swillbrook Lake and Nature Reserve, The Swallows has captivating views across the water to the treeline on the horizon, yet is only a few minutes’ walk from the two tennis courts, spa and restaurant. It offers the chance to experience ‘reverse’ living in a very contemporary style with three bedrooms and two bathrooms on the ground floor. There is a well-equipped open plan kitchen, a spacious living/dining area overlooking the lake, and separate TV “snug” room on the first floor. The master suite, with large bathroom and gallery with stunning views, is on the second floor. The house is finished to an exacting standard to include oak flooring, feature wood burner, fully glazed elevations to the first floor with balconies to the front and rear. This is a house for those wanting a peaceful place to enjoy the perfect Cotswolds views of water and wildlife and a comfortable place to spend time relaxing with friends and family.

Bedrooms

Three of the four bedrooms are to be found on the ground floor. Double room with ensuite shower to the rear with access onto an open decking area. Twin room with access to the rear decking area and bunk room. Family bathroom with shower over bath, utility cupboard housing separate washing machine and tumble dryer. 4 Bedrooms accommodating 8 guests in total.

First Floor

TV Room

A very useful addition to The Swallows for those days when perhaps the weather does not permit outdoor activities or the younger members just want to have their own space. Wall-mounted TV with Sky package and DVD player, selection of games (board games, lego, etc.), some DVDs and CDs, and cosy sofa.

Kitchen

High gloss units give this kitchen a sleek and modern feel, being well designed to include ample wall and base cupboard units to include single oven, combination oven/microwave, five ring gas hob and dishwasher. Fully equipped to accommodate eight guests. There is access from the kitchen directly onto the first floor balcony with table and chairs providing an al fresco dining experience.

Dining/Living Area

Open plan from the kitchen. Modern dining table seating eight. Three seater sofa, two armchairs and coffee table with wood-burning stove for those cooler nights. TV with Sky package. Fully glazed elevations enjoy stunning views across the nature reserve, access on to the balcony with seating. Double-height ceiling provides for a light and airy room.

Master Suite

On the top floor, the master suite comprises an elegant bedroom with king size bed, complete with wardrobe and chest of drawers, and a spacious en-suite which has been luxuriously appointed to include large walk-in shower and separate bath.

Outside Space

Small garden area to the front, open decking area to the rear leading onto a further grass area. There is rattan dining with cushions on the garden deck and rattan seating on the first floor terrace. Charcoal BBQ. Please be aware there is no lakeside access to Swillbrook Lake and Nature Reserve. Boating is to be found on Somerford Lagoon. NB there is a short hedge between the grass area behind The Swallows and the neighbour’s pond.

Additional

Central heating throughout. Towels and bed linen provided. Two extra children can be accommodated on trundle beds. Travel cot and highchair are provided, however guests must bring their own linen for the travel cot. Free Wi-Fi. One allocated parking space, overflow parking. On-site bike and canoe hire, shop and restaurant (seasonal opening hours). No pets allowed.

Spa use included, please contact the Spa direct for opening times for Guests. Please be aware the Wi-Fi signal varies, there is no fibre optic currently available on the Estate. The homeowner cannot be responsible for slow Wi-Fi connections.

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.
