The Lower Mill Estate, located in the Cotswolds, is a true jewel in the patchwork quilt landscape of England. The lakeside nature reserve is comprised of eight lakes, two rivers and miles of walking trails. Formerly the site of a derelict quarry, Lower Mill Estate is now a stunning space that celebrates unspoiled nature, beautiful wildlife and everything the great outdoors has to offer. Its woodlands and hedgerows are home to a diverse range of native wildlife.
Lower Mill Estate is built around a large and diverse nature reserve supporting a range of wonderful habitats and wildlife. Over 25 species of waterbirds can be seen on the lakes over Winter. Spring brings a huge range of breeding birds including Nightingale, Cuckoo and Cetti’s Warbler. House Martins arrive in April after an incredible journey from Africa and can be seen nesting on the houses. Walk through wildflower meadows in Summer and marvel at the diversity of brightly coloured damselflies and dragonflies around the lakes. Water voles can be seen on the rivers and otters use the lakes and rivers as well as regularly moving through the villages. Beavers can be seen at dusk on Flagham Fen.

The Activity Hub
Enjoying the great outdoors is all part of being at Lower Mill Estate. Whether enjoying the tranquillity of the lakes in a kayak or canoe, gliding effortlessly on a paddle board or cycling the pathways. The Activity Hub (near the water mill) is on site to assist with both equipment hire, instruction and local information. They also carry brochures & information about places to visit in the local area. You can pre-book canoes, bikes etc so that ready-made fun awaits at your holiday home on your arrival. The Ballihoo Clubhouse & Restaurant has now swung open its doors ready to feed hungry customers. The restaurant is exclusively for the use of Lower Mill Estate homeowners and holiday makers and offers a comprehensive breakfast, lunch, dinner, drinks and takeaway menu. Diners can enjoy the finest and freshest local produce in a modern eco-friendly environment that delivers a true taste of the Cotswolds.

MISS MOUSE TRAIL
‘Miss Mouse Builds a House’ was born from a concept our father developed many years ago and was something we wanted to bring to completion in his memory. He wanted to develop a story relevant to Lower Mill Estate encompassing as many species as he could from the Estate whilst making it a fun, learning experience for children. We developed a cast of characters and incorporated them into the Miss Mouse Adventure Trail, launched in 2014, which is designed to help children explore our Nature Reserve, covering hundreds of acres, in its entirety. In 2015 we proudly completed the Miss Mouse story – Miss Mouse Builds a House – which is available from the Lower Mill General Store. The possibilities and adventures for Miss Mouse are endless and we look forward to keeping you updated on her future developments.
EXPLORE THE NATURE RESERVE WITH MISS MOUSE AND HER FRIENDS
Millstone Park acts as the central hub to Lower Mill Estate and here you will find an array of activities. Our Ballihoo Restaurant & Clubhouse can be located in Millstone Park along with one of our tennis courts, our MUGA (multi use games area) court, children’s playground and memorial garden. Soft Play is also located here for children up to the ages of 8. If you wish to use the soft play please enquire at Ballihoo.
The general store based at the Ballihoo restaurant provides a one-stop-shop for all food, drink and retail provisions onsite. We will be stocking all of your daily essentials; milk, bread, newspapers, logs etc. as well as a great new range of local artisan products.
Our team at the general store welcomes you. Open every day throughout the school holidays and Friday and weekends outside of holidays.
