Overview
Tawny House is a substantial and spacious property accommodating 10 guests, set within a quiet, private gated area within Lower Mill.

 
Tawny House guests have the added benefit of being able to use a mini spa shared by just 9 homes with a heated outdoor pool (Seasonal use - closed during winter). Guests also have access to the Lower Mill Estate family spa. Finished to a high standard the property offers spacious ground floor accommodation. On the first floor, there is a master en-suite bedroom with a super-king-sized bed, fitted wardrobe, balcony, and TV, and also three double bedrooms with fitted wardrobes, two of which have balconies. On the top floor, there is a large bedroom with a king-sized bed, an adjoining bathroom, and extensive views over the lagoon.

Tawny House is situated in a secluded gated area of the estate that is home to nine properties, the Somerford Nines. This secluded area is perfect for peace and tranquillity with stunning views over Somerford Lagoon. As is the case around all Lower Mill Estate, the Somerford Nines have strict rules on noise pollution to ensure neighboring properties and wildlife aren’t disturbed. Please read our terms and conditions prior to booking for more information.

The property does not have a BBQ and no stilettos are to be worn around the house to protect the wooden flooring.

A contemporary-style kitchen with high-gloss units and contrasting wood effect units make for a clean and modern feel. Well-fitted kitchen with Neff double oven, warming drawer, American style fridge/freezer, dishwasher, Bosch microwave, and Miele wine fridge complimented by quartz worktops incorporating a breakfast bar. Opens onto the spacious lounge with a separate dining area, both enjoying wonderful views of the lagoon.

Living area with ample sitting arrangements comprising three sofas and two tub chairs, and a wood-burning stove for the cozy nights in whilst watching the wall-mounted 55” TV with DVD and Roku streaming stick. Full-width sliding glazed doors provide access to the terrace from both the living and dining area with garden furniture for al fresco dining whilst taking in the stunning views across the lagoon. Spacious dining area with formal dining table for six and further table seating four. (For 2022 the dining area will have a large 10 seat oak dining table and chairs) Selection of books and board games for children and adults.

The first floor provides a spacious master super-king bedroom with a TV, ample wardrobes, and an en-suite shower room. Access leads to a private balcony with a bistro table to sit and relax whilst enjoying views across the lagoon. Three further double bedrooms with built-in wardrobes, two with balconies. On the second floor can be found a large suite comprising a spacious king-sized bedroom with an adjacent bathroom. There is a utility room accessed from the bathroom with a Miele washer/dryer and drying area.

The property is accessed via a footbridge leading to a covered loggia, with the main garden to the rear, which is separated by a small waterway, with a second garden area leading to the shoreline of Somerford lagoon.

Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.

Property is self-catered. The house is fully equipped with cutlery and crockery

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure on whether this property has lake access please check with our team.

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.

£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.

There is an 11 pm noise curfew on the estate.

There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.

All our properties are non-smoking.

 

Seasonal Closures

Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.

The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Please be aware that there is no waterside access to Swillbrook Lake as this is a nature conservation lake.

Finding your Property
When you arrive at the main gates at Lower Mill where the security hut is, please enter and follow the road over the bridge around to the left past a car park on your left-hand side.

You will come to a four-way crossroads where you will take the right turn and go over the first bridge. Just after the bridge, there is a turning to the right, ignore this turning and carry on straight until the end of the road and you will reach a second bridge. Cross this bridge and on the other side, you will find a gate with a keypad. The area behind this gate is called the Somerford Nines, it is home to nine properties including yours. You will be sent the code for the gate seven days prior to your arrival. Once through the gate please drive a few houses down and you will see Tawny House on your left-hand side and the car parking space on the right-hand side.
