The Kitchen offers a great selection of appliances including an integrated microwave, five ring induction hob, double oven, fridge/freezer, and dishwasher. There is also a Nespresso machine for your convenience. The stylish dining area provides a breakfast bar with stools for four and a dining table with benches for eight and leads onto the sitting area where a sofa that can seat four to six looks out onto the water garden. There is a TV with a DVD player and a vast selection of DVDs. The property further benefits from a wood-burning stove and a ceiling fan so whatever time of the year you can be sure to get the most from this modern interior.
A spacious entrance hall complete with wooden flooring provides access to a utility room complete with a hanging cupboard ideal for boots and coats, with a washing machine, tumble dryer, butler sink, and a separate WC. This Water Garden property offers an additional room as a study or it can be converted to an extra bedroom with a handy sofa bed.
On the first floor, there are four bedrooms and three bathrooms. The master bedroom enjoys sunny views over the water garden and benefits from an en-suite with a walk-in shower and twin basins. There is also direct access to a balcony complete with a bistro coffee table and chairs.
The second double bedroom enjoys some views over Spinney Lake and comes complete with a balcony with a bistro coffee table and chairs, and an en-suite shower room. There is a third double bedroom and a twin bedroom. All bedrooms come with a TV. The family bathroom boasts a large shower and separate bath.
From the first floor, there is direct access to the rooftop terrace featuring a decked area complete with dining for six to eight, a charcoal BBQ, and a fire pit. This terrace is a fantastic area for entertaining and enjoys views over the whole estate.
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure whether this property has lake access please check with our team.
Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.
There is an 11 pm noise curfew on the estate.
There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.
All our properties are non-smoking.
Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.
The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.
Please be aware that there is no waterside access to Swillbrook Lake as this is a nature conservation lake.

Finding your Property
From the Main Entrance, where the security hut is positioned, drive through the gates and cross the first bridge. Take the first right turning you reach and go over the next two bridges in front of you. Immediately on your left-hand side, you will see your property on your left-hand side. A few meters ahead on your left you will find a car parking area where your property's parking spot is located numbered 5. It is situated next to the communal electric vehicle charging points.
To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
