The property offers four bedrooms accommodating up to six adults & two children. It has been subject to recent renovations throughout by the new owners and comes with all the benefits of residing in a gated community. Offering an on-site Spa facility, restaurant, and nature reserve including access to the lakes for canoeing/kayaking during the warmer months. The lounge benefits from a beautiful log burner that will keep you warm during the winter evenings.
The ground floor has a master king bedroom with an en-suite bathroom and access to the outside decking. This room benefits from a small sitting area with an occasional day bed (single) which can be used for an additional child/small adult on request. There is another double bedroom on the ground floor, a child’s bunk room on the first floor, and a double bedroom with an en-suite shower room on the second floor.
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.
Property is self-catered. The house is fully equipped with cutlery and crockery

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.
Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.
There is an 11 pm noise curfew on the estate.
There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.
All our properties are non-smoking.
Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.
The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Finding your Property
From the main entrance where the security hut is located, drive through the gate and bear left, drive through the car park ahead, and exit right at the four-way crossroad for Clearwater and Howells Mere properties.
Continue forward over the bridge and take the first right. Keep driving along this road and on the left-hand side, you will see a wooden gate with a small car park on the other side of the gate. If this gate is shut you will need to park up here for the moment and walk through into the car park. Your property Kingfisher Lodge (Clearwater 80) is on the other side of this car park. Enter the property using the key safe code you will have been sent 7 days prior to your arrival. In the hallway, there will be a clicker for the gate that you can use to open the gate and park your car inside the car park in the space allocated for Clearwater 80.
To assist you during the darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
