Brand new to our portfolio in 2022, Le Mirage is an award-winning 5-bedroom, 3-bathroom detached property nestled in the tranquil water gardens of Lower Mill Estate.


Step into your holiday oasis tucked amongst the reeds in the heart of Lower Mill’s water garden. This RIBA award-winning property with ground source heating was designed by architect Andy Ramus and forms part of a small cluster of ten eco-friendly homes surrounding a beautiful water garden teaming with wildlife.

Le Mirage showcases a beautiful and functional open-plan living space downstairs that opens onto a wrap-around terrace complete with lounges, a fire pit, and a BBQ. Also on the ground floor, you will find a utility room, toilet, and twin bedroom. The first floor boasts additional bedrooms and bathrooms leading to an expansive rooftop terrace with views over the water garden and across toward Spinney Lake.

Ground Floor
From the moment you enter Le Mirage, you will feel instantly welcomed. The owners have provided all the little touches to make this property feel like a true home away from home. Timber laminate floors feature downstairs for easy living with brochures on entry providing ideas abound should you find time to venture outside the estate. A light-filled twin bedroom is positioned downstairs along with a well-equipped utility room with a washing machine, storage space, and adjoining toilet.

The kitchen features an electric oven, induction hob, microwave, fridge, freezer, dishwasher, and boiling hot water tap handy for a cosy hot cup of tea in front of the wood burner in the evening. A large dining table for ten connects the kitchen to the lounge and features a wall-mounted smart TV and a Sonos integrated Bluetooth sound system. The table and chairs seat 10, there are also 3 island bar stools.

The open-plan living area is perfect for families, gathering after an adventurous day on the lakes, or exploring our 450-acre nature reserve.

A unique and fun feature for children and adults alike is the retro arcade machine in the living room. There is also a good collection of books and board games to keep everyone entertained on a rainy day.

Sliding patio doors open out onto a beautiful terrace situated amongst the reeds and water garden. The outdoor lounge and dining table with BBQ make this extended ground floor living space complete. The fire pit is for decoration only.

First Floor
As you follow the stairs up to the first floor you will find four further bedrooms with ample storage space.
A double bedroom equipped with wall-mounted TV, built-in wardrobes, a light-filled en-suite with a spacious shower and toilet, and patio doors leading to a balcony with views out towards Spinney Lake.

Also on the first floor, there is a twin bedroom with a built-in wardrobe and a chest of drawers. Another room with built-in robes and bunk beds featuring a double on the bottom. A family bathroom with a shower, toilet, and bathtub.

The final room is the master king-size bedroom with patio doors opening to a balcony overlooking the heart of the water garden. This room also features its own en-suite with a shower, toilet, and beautiful deep bath for soaking in at the end of an action-packed day.

Roof Terrace
A real highlight of this property is the electric glass roof door leading from the first floor up onto an expansive terrace and rooftop garden. A wonderful place to hang out with the family and catch the all-day sun, or enjoy Lower Mill’s stunning views. Featuring a large round dining table that seats 12, and a bar fridge, there is also a roof garden with sun lounges and sofas to enjoy the sunset.

Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.

Property is self-catered. The house is fully equipped with cutlery and crockery.

Le Mirage does not have direct lake access but you will have access to some of the lakes at Lower Mill where there are communal launch zones. 

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check-out is at 9 am.

£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.

There is an 11 pm noise curfew on the estate.

There are 4 communal electric vehicle charging points on the estate that operate on a first come first use basis. 2 of these 4 are pay-to-use.  

All our properties are non-smoking.

 

Seasonal Closures

Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Please be aware that there is no waterside access to Swillbrook Lake as this is a nature conservation lake.

One designated parking space – please use the overflow car park for additional cars.

Heating is via air source heat pumps, a heat recovery system, and underfloor heating, which is further supplemented with a wood-burning stove in the living area.

Finding your Property
From the Main Entrance, where the security hut is positioned, drive through the gates and cross the first bridge. Take the first right turning you reach and go over the next two bridges in front of you. Immediately on your left-hand side, you will see your property on your left-hand side. A few meters ahead on your left you will find a car parking area where your property's parking spot is located numbered 6. It is situated next to the communal electric vehicle charging points.

To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
