The Summer House has one of our most popular house designs allowing for lots of light, open plan living with contemporary design. The interiors have been very carefully selected to combine modern living with a comfortable and cozy feeling throughout. As of May 2023, the owner has replaced all carpets and updated the kitchen with all new equipment.
A hot tub makes for an extra special enjoyable occasion, for both splashing around in the afternoon or relaxing into the late evening whilst watching the sun come down.

Ground Floor
There are three bedrooms and a family shower room on the ground floor made up of one standard size bunk bedroom with a double wardrobe and two ensuite king-size bedrooms. Both the king bedrooms have lakeside views and an enclosed conjoining balcony with westerly facing views to enjoy the evening sun.
First Floor
The open plan kitchen and living area offer a large comfortable sofa in front of a log burner fire and T.V, complimented by a large wooden coffee table and dining table to seat 8 people. The main terrace allows you to take full advantage of alfresco dining, whilst the snug room offers an additional television and sofa to hide away in, both situated on the first floor.
The first-floor terrace is accessed via the double doors from the living area and provides westerly views. Outside steps lead down to the ground floor deck (also accessed from the ground floor bedrooms) and is complete with al fresco dining.
Second Floor
The master suite sits at the top of the property with glass double doors overlooking Swillbrook lake leading onto the mezzanine balcony set with a desk and double sofa overlooking the open plan living/dining area. The super king-size bed sits underneath a skylight window offering time to stargaze and the ensuite provides a double step-in shower. There are no blinds in this bedroom which allows you to wake naturally with the morning light. If you prefer the dark and looking for a sleep in, we recommend bringing an eye mask.

What's included
As we take pride in prepping the hot tub for each guest stay the water may not be up to temperature by the time you arrive on site, but rest assured, that the water will be blissfully warm and enjoyable for your second night with us.
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.
Property is self-catered. The house is fully equipped with cutlery and crockery
Spa use included but subject to availability (contact Spa directly for opening times). Pool towels can be rented from the Spa, please contact the Spa directly to arrange this. (01285 862640)
On-site restaurant and small market shop with seasonal opening hours. Availability can book up in peak weeks so contact Ballihoo prior to arrival to not miss out. (01285 840181)

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure whether this property has lake access please check with our team.
Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.
Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.
Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.
There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.
Seasonal Closures
Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.
Please be aware that there is no waterside access to Swillbrook Lake as this is a nature conservation lake.

Finding your Property
From the main entrance where the security hut is positioned, drive through the gate and bear left, drive through the car park ahead and exit right when you get to a four-way crossroads for Clearwater and Howells Mere properties.
Continue forward over the bridge taking the immediate right towards Howells Mere and Clearwater properties. Continue along this road and you will get to a point where the road splits off either left or right. Bear left and continue along the road passing the Spa and Tennis courts on your right and houses on your left. At the end of this road, you will see a bridge in front of you. Cross over this bridge into Howell's Mere and go right through a couple of gates. The parking spot for The Summer House is immediately on your right-hand side labeled with the number 101. The parking spot is right in front of your property.
To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
