Overview
Reid Villa is a modernist property equipped and fitted with incredible attention to detail. The property benefits from stunning views over Somerford Lagoon.


Clearwater is the setting for this beautiful property and with two floors, ample entertaining space, private terraces, and balconies, it offers the ultimate contemporary country living.

The approach to Reid Villa is across a footbridge over a small waterway, and it enjoys open-plan lawn areas to the rear, plus a large second garden area accessed via a shared footbridge adjoining Somerford Lagoon. 

Reid Villa is one of the Somerford Nines. These are nine properties situated in a further gated area of the Estate that is particularly tranquil. The nine properties have exclusive access to a shared outdoor heated pool (seasonal opening - closed during winter), a small gym, and a sauna which is for the sole use of the nine properties.

Lake access to Somerford Lagoon is across a shared bridge with the other 9 properties. Please see our 'Good to Know' section for more information on lake closures.

A spacious, modern kitchen with all the necessary mod cons for easy living.

Spacious lounge with wood burner, two sofas, two armchairs, and wall-mounted flat-screen TV leading onto an enclosed deck area and a lawn enjoying views over Somerford Lagoon. The dining area also overlooking Somerford Lagoon seats eight.

The master bedroom overlooks Somerford Lagoon and benefits from an ensuite bathroom. The second bedroom, also on the first floor, has its own private balcony and ensuite. The third bedroom is a very spacious double and the fourth bedroom is a single. There is also a family bathroom with a bath and attached shower.

Estate Rules   

  • Quiet hours are observed after 11pm, we aim to maintain a peaceful and respectful environment for all residents and guests. 
  • Hen and stag parties, including any related activities, are not allowed on the estate premises
  • Work related stays for any purpose are not permitted on the estate

House Rules

  • All our properties are non-smoking.
  • Upon departure, kindly ensure that the premises are left in a clean and orderly manner, with all furniture returned to its original position and rubbish removed. There are bin stores located around the estate.
  • A £500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
  • Please utilise the one parking space provided at the property. Additional parking is available at the main car park if needed. Please do not park in the bays assigned to other properties.
  • This property is not pet friendly.

Property is self-catered. The house is fully equipped with cutlery and crockery

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure whether this property has lake access please check with our team.

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for a travel cot.

There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.

 

Seasonal Closures

Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter. 

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Finding your Property
When you arrive at the main gates at Lower Mill where the security hut is, please enter and follow the road over the bridge around to the left past a car park on your left-hand side.

You will come to a four-way crossroads where you will take the right turn and go over the first bridge. Just after the bridge, there is a turning to the right, ignore this turning and carry on straight until the end of the road and you will reach a second bridge. Cross this bridge and on the other side, you will find a gate with a keypad. The area behind this gate is called the Somerford Nines, it is home to nine properties including yours, Reid Villa. You will be sent the code for the gate seven days prior to your arrival. Once through the gate please drive to the far end of the nine properties where you will find Reid Villa on the left-hand side and the car parking spot on your right-hand side, just before a second gate.
