Ground Floor
As you enter Spinney Lake 5 you come through the entrance hallway into a lovely open-plan lounge, dining, and kitchen area perfect for your family or friends to make tasty homemade meals. After dinner, sit back and relax around the log fire while taking in the lake views. The TV doesn't have terrestrial channels but is supported by an amazon fire stick. 

The kitchen table extends to seat 12.

Also on the ground floor, you will find a W/C, a utility room with a washing machine and dryer, and a study/additional seating area.

First Floor
On the first floor, you will find the property's four bedrooms. The master bedroom has beautiful views over Spinney Lake with a balcony area perfect for a morning coffee as the sun rises over the lake. The master bedroom has a double bed with an ensuite bathroom.   

There is a further twin bedroom and family bathroom on the first floor. There is a bunk bedroom that can sleep up to four across two bunk beds making it a perfect room for families with young children. 

The final bedroom is a further double ensuite overlooking the front of the house, also with a balcony area and bistro table.  

Outside
At the back of the property, you will benefit from a quiet garden area leading to a jetty that gives you access to Spinney Lake. On the back decking, you will find a BBQ and outdoor dining table which will allow you to make the most of the summer sun. There is a spiral staircase from the ground floor up to the first-floor balcony that also carries on to one of the standout features of this property, the roof terrace. Here you will find a coffee table, chairs, and four deck chairs making it a great location for you and your family to sit back and relax and take in the surrounding nature reserve. 

Please note that during the winter months the lakes are closed to water sports once the lake temperatures drop too low.

The property is self-catered. The house is fully equipped with cutlery and crockery

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check-out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check-out is at 9 am.

A £500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this the week prior to your arrival.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests are to provide their own linen and mattress for the travel cot.

There is an 11 pm noise curfew on the estate.

Habitat Escapes does not accept bookings for hen or stag parties.

There are 4 electric vehicle charging points on the estate that operate on a first come first use basis.

All our properties are non-smoking.

Seasonal Closures

Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1^st November to the Easter holidays.

Finding your Property
From the main entrance where the security hut is positioned drive through the gates and cross the first bridge. Take the first right turning you reach and go over the next two bridges in front of you. Just after the second bridge, the road will split off left and right. Please take the road on the right through the car park area and continue straight, and as you reach a left hand turn, the property is located immediately on your right hand side. The driveway can accommodate up to two cars. 

To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
