Overview
This stunning waterside property, provides a spacious open-plan kitchen, living and dining room, as well as a games room located on the ground floor which features a pool table.

The Hangout is situated around Minety Lake and benefits from a roof terrace that is accessed from the second-floor landing with ample seating and an outdoor garden for you to enjoy the sunshine. 

Located in an area where construction is a possibility between the hours of 0730-1700, Monday-Friday.  We do not envisage that this will be disruptive to your stay at Lower Mill, but if you have any questions, please do not hesitate to get in touch with a member of the Habitat Escapes Team

The property comprises a useful ground floor utility/cloakroom. Games room with pool table, TV and sofa as well as boards games for the children.

Spacious open plan high specification contemporary kitchen with dishwasher and double oven. Breakfast bar with seating. Dining for 8 guests. The living room has a 4-seater sofa, 2 rattan chairs, and features a wood-burning stove. A fully glazed rear-view provides access to an open plan deck area with outdoor seating and a gas BBQ.

On the first floor can be found 2 king bedrooms with en-suite shower rooms, built-in wardrobes, and access to the small balcony area, one overlooking the lake to the rear. Spacious family bathroom with shower over bath, further twin bedroom, and child’s bunk room.

Access to the roof terrace off the first-floor landing provides views across the Estate with outdoor furniture. Parking for 3 – 4 cars to the front.

This property is within an easy 5-minute walk of the estate facilities including an on-site Restaurant and Spa.

Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.

Property is self-catered. The house is fully equipped with cutlery and crockery

Spa use included but subject to availability (contact Spa directly for opening times). Pool towels can be rented from the Spa, please contact the Spa directly to arrange this. (01285 862840)

On-site restaurant and small market shop with seasonal opening hours. Availability can book up in peak weeks so contact Ballihoo prior to arrival to not miss out. (01285 840181)

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure on whether this property has lake access please check with our team.

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.

£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.

There is an 11 pm noise curfew on the estate.

There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.

All our properties are non-smoking.

 

Seasonal Closures

Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.

The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Please be aware that there is no waterside access to Swillbrook Lake as this is a nature conservation lake.

 

Property specifics:

Not Pet Friendly - Although this property does not accept pets, the owner reserves the right to allow pets during owner stays.

The drive can fit two cars – please use the overflow car park for additional cars.

Please be aware that we are still building on Minety Lake and that this property is in an area with construction ongoing nearby. It is worth noting that the building site is closed on weekends. Please feel free to contact us to discuss any aspect of the building works.

Finding your Property
From the main entrance where the security hut is positioned, drive through the gates and cross the first bridge. Take the first right turning you reach and go over the next two bridges in front of you. Just after the second bridge, the road will split off left and right. Please take the road on the left through the car park area and continue straight, ignoring the next left-hand turning. Just past this turning, you will see the back of the Spa also on your left-hand side. Continue on, keeping the spa on your left-hand side. On your right-hand side, you will see properties, follow these along with the numbers on the properties. Six houses down on your right you will see Minety Lake 15, The Hangout. The driveway can fit up to three cars depending on size.

To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
