A spacious and bright entrance hall with a feature staircase is flooded with light from the atrium window on the first-floor landing.

The spacious open plan living room benefits from floor to ceiling windows which provides a panoramic vista of Beaumont Lake and the nature reserve beyond.

Equipped with a log burner and large L shaped sofa, with a further dining table and seating for twelve there is ample family space complementing this well fitted kitchen – you’ll have everything you need to cook a pizza or a banquet.

For those wishing to relax and watch a film or keep up with the news and sport there is a separate TV room with L shaped settee, coffee table, fitted cupboard, wall mounted TV and with the dual aspect floor to ceiling slide away patio you can still enjoy the views and access the decking patio. On the ground floor you will also find a W/C and utility room.

The bedroom layout features; a stunning feature King sized bedroom with ensuite bath/shower room. Benefiting from triple aspect windows affording views across the lake and surrounding hillside. There are three further king-size rooms, and a zip and link bed that can be set as a twin or king size bed- please just let us know your preference at the time of booking. There is also a family Bathroom/Shower Room on the first floor.

Occupying one of the largest plots in Beaumont village there is a large decking area serving all ground floor rooms from the slide away patio doors. Beyond the decking the gardens are lawned and stretch down to Beaumont Lake, where you can access lake swimming or use the private jetty for water sports such as canoeing or paddle boarding.

What’s Included in Your Stay

Your property is fully self‑catered and equipped to ensure you can settle in comfortably from the moment you arrive. The kitchen includes a complete set of cutlery, crockery and essential cooking items. A complimentary welcome pack will be waiting for you, offering tea, coffee, milk and a sweet treat. You will also receive a starter kitchen pack containing a bin liner, tea towel, sponge, a few dishwasher tablets and a mini washing‑up liquid.

In the bathrooms, one toilet roll per bathroom is provided to get you started. Bed linen, hand towels and bath towels are included for all guests.

For families travelling with young children, a travel cot and highchair can be supplied for £10, subject to availability. Please request these at the time of booking. Guests will need to bring their own travel cot mattress and linen. If you have any allergies, please contact our office for further guidance.

Finding your Property
Your property is on the first village on the Estate, Beaumont Village and is number 13. Follow the main entrance road and take the second turning on the left then follow the road in the the little cul-de-sac. Sandpiper is plenty of parking outside the property and the key safe is located by the front door.
