A stunning contemporary property situated in the sand martin conservation area at Silverlake, Songbird is positioned on the water's edge and boasts a fantastic rooftop terrace with 360 degree views.

Songbird is a stunning new contemporary property that sleeps up to 10 guests in 4 bedrooms.  It is ideally positioned to enjoy alfresco dining overlooking the lake and sand martin conservation area from an extensive outdoor decked area or relaxing with a drink on the stunning rooftop terrace complete with luxury patio furniture and a children's play area.  A real wood log burner means this property is just as perfect for cosy nights in.

Whilst this property is fully completed, there are some properties nearby that are still undergoing construction in various phases. You may see and hear construction, machinery and workers from 0730 to 1800, Monday to Friday and 0800 to 1300 on Saturdays.  Please do abide by any signage relating to construction areas. The ground floor accommodation comprises a light and contemporary, spacious open-plan living, dining and kitchen area, with views over the outdoor deck to the water through floor to ceiling patio doors.  The dining section includes a table that seats up to eight and there is a breakfast bar area with three stools. 

The comfortable living area includes an extra large corner sofa and two easy chairs and boasts a real wood log burner and TV. Also on the ground floor is a double bedroom and a cloakroom. 

On the first floor is a king size master bedroom with fitted wardrobes and luxury ensuite shower room.  The bedroom has access via large sliding doors to balcony decking with a bistro table and 2 chairs.  The second bedroom is another king, also with fitted wardrobes and access to a balcony shared with bedroom three.  The third bedroom has a triple sleeper bunk bed with a double mattress below and single bed above. There is also a single pull out trundle bed suitable for a child.  A family bathroom completes the first floor accommodation.

The sky deck, accessed via a flight of stairs from the second floor, includes a large luxury corner sofa seating area with sun shade and coffee table, as well as an faux grass play area for children with a variety of games provided by the owners for guests' enjoyment.  

Outside there is a large wooden deck with table and benches for alfresco dining and an outdoor hanging 'Egg' chair for whiling away the hours.  There is easy access from Songbird to the waters edge via a path at the side of the property.  

What’s Included in Your Stay

Your property is fully self‑catered and equipped to ensure you can settle in comfortably from the moment you arrive. The kitchen includes a complete set of cutlery, crockery and essential cooking items. A complimentary welcome pack will be waiting for you, offering tea, coffee, milk and a sweet treat. You will also receive a starter kitchen pack containing a bin liner, tea towel, sponge, a few dishwasher tablets and a mini washing‑up liquid.

In the bathrooms, one toilet roll per bathroom is provided to get you started. Bed linen, hand towels and bath towels are included for all guests.

For families travelling with young children, a travel cot and highchair can be supplied for £10, subject to availability. Please request these at the time of booking. Guests will need to bring their own travel cot mattress and linen. If you have any allergies, please contact our office for further guidance.

Finding your Property
After you pass through the two gates into Silverlake follow the road past Beaumont Village and look for the a right turn for Shepperd's View. 

Turn right and then follow the road (ignoring the first left turn) and take the second turn left.  Before you come to the end of the road, take a right turn over an unpaved section and immediately left onto a tarmac road.  Follow this road until you come to a left turn towards The Knoll.  Songbird is the first house on the left hand side.  Parking for two cars is to the right of the property.
