The kitchen offers a good range of wall and base cupboard units with many built-in appliances including an induction hob, double oven/combination microwave, fridge/freezer, washer/dryer, and dishwasher. Fully equipped for 10-12 guests.

The first floor accommodates the master en-suite super-king bedroom as well as a further king bedroom, bunk bedroom, and family bathroom. A further twin bedroom has a TV, Nintendo Wii, and accessories. This twin bedroom also has an additional double sofa bed to help accommodate another two guests. If you would like the sofa bed set up prior to your arrival please notify a member of our team. The property images show the twin bedroom with the sofa bed made up.
To top it all off there is a king bedroom on the second floor as well as a family bathroom.
Spinney Falls has a large rear decking where you will find outdoor seating and a BBQ. You will also have a secluded garden area to enjoy that backs onto a waterway where you can spot some of the local wildlife here at Lower Mill.
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.
Property is self-catered. The house is fully equipped with cutlery and crockery

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.
There is an 11 pm noise curfew on the estate.
There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.
All our properties are non-smoking.
Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.
The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Finding your Property
From the main entrance where the security hut is located, drive through the gate and bear left, drive through the car park ahead, and exit right at the four-way crossroad for Clearwater and Howells Mere properties.
Continue forward over the bridge and take the first right. Continue on between 50-100 meters and on the right-hand side, you will see a path that leads to a house set back from the road. That house is Spinney Falls House.
Continue driving and on the right-hand side, just the other side of the wooden boat store you will find your car parking space, labeled with the number 87. If you have additional cars please park them in the overflow car parks in the Water Gardens, Mill Village, or Millstone.
Enter the property using the key safe code you will have been sent 7 days prior to your arrival.
To assist you during the darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
