There are three bright and airy bedrooms on the ground floor. The master double (this can be converted into a twin upon request) and double are well furnished and face out over the lake with sliding doors and access onto the ground floor deck, perfect for morning coffee. There is also a bunk bedroom perfect for children and a family bathroom. The bathrooms are finished to a very high standard and are well presented.
The open plan glass-fronted living area is the outstanding feature of this property and provides a fantastic space to relax and socialize with friends and family. There is comfortable sofa seating around a wood-burning stove, with a TV, DVD player, and Bose sound system. The dining area seats six and the whole space looks out over Howells Mere with views over the water and surrounding architecture. The kitchen offers plenty of workspace and storage and is well equipped with a double electric oven, gas hob, dishwasher, washer/dryer, and integrated fridge/freezer. There is also a microwave available for your added convenience. The kitchen has a Nespresso Vertuo Plus that takes Vertuo coffee capsules.
This property benefits from a south-facing lakeside aspect to the rear. The first-floor balcony offers a bistro table and chairs as well as a BBQ. The two ground-floor double bedrooms open up onto the ground-floor decking, giving you the perfect place to spot the local Cotswold wildlife on Howell's Mere lake.
Bath, hand, and tea towels are provided as well as bed linen, bin liners, and dishwasher tablets.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for a travel cot.
There is an 11 pm noise curfew on the estate.
There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.
All our properties are non-smoking.
Somerford Lagoon Lake is closed from October to March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.
The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.
One designated parking space – please use the overflow car park for additional cars.

Finding your Property
From the Main Entrance where the security hut is positioned, drive through the gate and bear left, drive through the car park ahead, and exit right when you get to a four-way crossroads for Clearwater and Howells Mere properties.
Continue forward over the bridge taking the immediate right towards Howells Mere and Clearwater properties. Continue along this road and you will get to a point where the road splits off either left or right. Bear left and continue along the road passing the Spa and Tennis courts on your right and houses on your left. At the end of this road, you will see a bridge in front of you. Cross over this bridge into Howell's Mere and take the immediate left turning. The parking spot is immediately on your left-hand side labeled with the number 6. Your property is the 5th property along the right-hand side.
To assist you during darker evenings, you would be advised to bring a torch with you as there is no street lighting permitted on the Estate other than low-level lighting.
